

Los Angeles based developer Bob Champion chose Strom Commercial over all of the major brokerage firms to exclusively represent The Colonel Fletcher Building located at 624 Broadway in Downtown San Diego.

After listing and successfully selling out the commercial component of the Samuel Fox Building, Champion looked again to Strom for advice on the residential project directly across Broadway. Instead of entering the landslide of residential projects coming online into a softening market, the Fletcher Building was redesigned and reborn as a multi-tenant/owner office property with custom designed office suites that are offered for rent or for sale.
The 100 year old building has been completely refurbished with state-of-the-art mechanical, HVAC, elevator, and fire/life safety systems. All of the original building elements have been preserved including the white maple flooring, brick exterior walls, and exposed wood ceilings.
Over the course of 18 months, Strom Commercial provided expertise in all areas including common area design, finish selection, advertising, direct marketing, and lease/sale negotiations with tenants and owners. Two floors were renovated in various sized suites on a speculative basis with the non-traditional office tenant in mind.

The project is now over 65% leased to tenants such as E-Factor Media, American National Investments, Click for Lessons Inc, Chang & Diamond Law, the Law Offices of Kenneth Stone, and Strom Commercial Real Estate.
